Recently I have seen a lot of news feeds on squatters taking over other people's homes and they can't be removed without a ton of problems., I want to know what the rest of you would do if this happened to you . There are those of you on here that have a real good idea what I would do if placed in this situation, but I'm not known for negotiating with a terrorist. Speak to me.

In the mid 80s I had a summer job of doing board ups. A builder would buy vacant , trashed homes , bulldoze and build new ones. It was myself and 1 other. The majority would have 1-3 homeless drunks or drug addicts inside. We would go in with just hammers. Never had much of a problem as we were full of piss & vinegar. Most left when we told them the house was going to be torn down. A couple we helped escort out. Then we would bust out any windows and board up with plywood , 2x4s , etc. Doors we would reinforce shut. We found all sorts of odd finds in these houses. But these areas were relatively nice in So.Cal. Not the typical ghetto you might think of. It was a fun summer job , that I would never do again. Lol

Thinking His Majesty would call a locksmith, have all locks changed on the Castle, and His Majesty would get the only set of keys! Then as they left would lock the doors behind them. Of course, KT could just have the Royal Guards toss them out of the Castle into the moat filled with hungry crocs....Guess that is why we have not had any such problems!

I've seen those vids, too. The problems are that many states have renter's protection laws in place, and the squatters produce "documents" that indicate they have a rental agreement. The legitimate owner then has to jump through all the legal circus dog hoops to get the squatters evicted.
The squatters start by moving in, (usually overnight), and whip up the phony documents. Then they have the locks changed, using the documents to "prove" legitmacy to the locksmiths.

Me, I'd just have the electricity and water turned off, then advise the squatters that I'd rather burn the place down (in the middle of the night) than allow them to steal it from me.

No signature this time.

I agree with the poster who said to have the "electricity and water turned off" but I would also notify the water and electric company of the illegal squatters and have them include a note in your files to NOT turn it back on without hearing directly from you and that you still own the property and you do not authorize anyone else to start the water and electric back up in another name.

Also, if they try to show the authorities phony documents then have the authorities ask them to also show proof they actually have been paying you rent
